How Rent to Own cabins work.
A Rent to own finance option enables you to use the cabin while you are paying it off. The process is easy. Comfy Cabins will introduce you to a third party, independent, Christchurch based finance company who specializes in cabin financing with very competitive interest rates. When you indicate you want to Rent to Buy your cabin we will send their loan application form with your cabin quote so you know up front what information they are going to require.
Firstly its important to make sure the cabin specifications will properly meet your needs and that any special delivery requirements are correctly quoted so you know how much money you need to apply for. When we are sure the quote is correct, this is submitted to the finance company who will work directly with you in relation to the fees, interest rate and repayments. Comfy Cabins doesn’t need to or want to know all your personal details. When working through our nominated Finance Company you often won’t even need a deposit.
If you want to get money from your family, bank or make other finance arrangements we will provide you with a tax invoice for the cabin and deposit, and treat you as a cash purchaser, meaning we will require 50% deposit, a progress payment during the build time and the balance payable prior to delivery.
You may want to get your finance worked out beforehand so you can be a “pre-approved” buyer, knowing how much you can borrow, so we can work out what cabin size and specification cabin you can purchase. After your approval has been granted we will deal directly with the Finance Company during the construction phase of your Comfy Cabin.
When purchasing through our rent to buy cabin option, full cover building insurance for your Comfy Cabin will be required. If you already have insurance, this can be added to your insurance policy, otherwise you will need to arrange specific insurance cover for the cabin. For insurance purposes, you need to refer to your purchase as a “trailer cabin” or a “caravan cabin”. We have serial numbers on all our cabins and this will need to be detailed on your insurance policy.
Built to order
All our cabins, including the rent to buy cabins, are built to order and finished to your specific size, colour and specification within the building systems we use. We have standard designs and specifications, which are the most cost effective, however people area welcome to customize their cabins, which will be reflected in the price. The standard interior finish will be painted ply in an off-white tone, however it can be custom painted to almost any colour. Cabins can be ordered with or without flooring or window coverings. Other options include; kitchenettes, ensuite bathrooms, heat pumps, waste pumps, hot and cold water and type of toilet, but one thing that not an option is the double glazed windows and doors. Waste water and Sewage
Self contained cabins will have waste water and sewage that needs to be dealt with. You can either connect the cabin to a sewerage system or septic tank by a pipe (you will need a qualified drainlayer for this) or we can supply a waste pump that allows you to pump the cabin sewerage and waste water through a flexible hose to a gully trap up to 40 metres away, which due to council regulations needs to be commissioned by a registered tradesperson, or done yourself.
All cabins larger that our 10m2 skid cabins, are built on a chassis with their own wheels like a large caravan. The cabin will be registered and have a 3 year WOF. As part of our service, we will deliver the cabin to your site, set it up so it is level, supply a suitable water pipe that can be connected to an outside tap and connect the power lead so your cabin will be ready to move into. The delivery is built into the price of the Rent to own portable cabin, so other than the plumbing connection to the sewerage system, there are no other costs. To assist us with this, we need to know your address and if there are any site access issues. If there is any doubt about the suitability of your site we will need to have a detailed discussion, or where possible will offer a free site inspection, that can be arranged before any contract is finalized to allay concerns.

Council consents may apply to cabins over 10m2 or with an ensuite or kitchen, so it pays to consult with your local council. It is important to make sure the council know your cabin will be on its own axles, as this will often come under a different classification to standard dwellings on normal foundations. (Consents are customer’s responsibility)
